When people hear the word “auction,” they often have a negative response. But today I am joined by special guest Simon Polito of American Auctions who hopes to reframe the way you may think about this particular sales process.
Simon and I have worked together on a number of different auctions, and we truly believe that they can be a positive option for many people. In fact, we prefer to think of what is commonly referred to as an auction as an “accelerated sales process.” So, to get to the bottom of whether this sales process could be beneficial for you, there are a couple of important questions we’ll be going over today.
First, many may be wondering what types of properties would work well with this kind of sale.
In actuality, there is no one single type of property that is most well-suited for the accelerated sales process. We have been lucky enough to work with all kinds of properties and have had great success with all of them. And beyond working well for all kinds of properties, this type of sale also works very well for all kinds of people in all types of situations. There is a common misconception that a seller must be engaged in a distressed sale for this process to be a viable option, but this is simply false.
The accelerated sales process does, however, particularly benefit those engaged in trust sales, probate sales, etc. This is because sellers pursuing this option can be sure they are earning the best possible price for their home.
In our opinion, this is the best way to sell real estate.
Through this sales process, properties are given full exposure time. Sellers are not rushed. Instead, sellers who pursue the accelerated sales process with us are given the benefit of receiving extensive market feedback as we guide them through one month of advertising, a few days of due diligence, and other pre-listing procedures. This way, when a property goes live on the MLS, it is entirely ready. There will then be two one-hour open houses per week. Then on the fourth week, there will be a live, on-site auction for the home.
In our opinion, this is the best way to sell real estate. It allows people to make educated decisions, instead of just hoping that they’re making the right choices throughout the transaction.
Also, because due diligence is done up front, these transactions have a higher close rate and many offers come to the table free of contingencies. Taking care of due diligence items, like the inspection, early on in the selling process creates a level of transparency that really accelerates the entire transaction.
